With passenger rail services bringing Fujairah closer to major UAE economic centres, industry experts anticipate stronger demand for residential, retail and mixed-use developments.
Fujairah has traditionally been known as a popular weekend and tourism destination, but better transport connectivity could change its position within the UAE property market. Faster and easier access to other emirates is expected to encourage more people to consider Fujairah as a place to live and work, particularly those looking for larger homes, relatively affordable properties and a quieter coastal lifestyle.
Areas surrounding the Fujairah and Sakamkam rail stations are expected to attract early investor attention. According to local real estate industry executives, residential plots and villas could see increased demand first, followed by retail and mixed-use projects as surrounding communities develop. Some industry expectations suggest that well-positioned properties near the stations could appreciate by around 20 to 30 per cent between 2029 and 2031, although these are forecasts rather than guaranteed returns.
Market activity is already showing signs of increased interest. Property Finder recorded 8,337 searches for properties for sale in Fujairah in July 2026, the strongest monthly search figure reported in the article. Rental leads also increased by 11.1 per cent between June and July, while sales leads rose by 2.2 per cent during the same period.
The impact of Etihad Rail is expected to extend beyond residential property. Improved accessibility could support tourism, attract new business activity and encourage investment in infrastructure, retail and mixed-use developments. This could gradually create new economic hubs around rail-connected areas and strengthen Fujairah’s role within the UAE’s wider property landscape.
For investors, the combination of coastal lifestyle, comparatively affordable housing and improved national connectivity could make Fujairah an increasingly interesting market. However, experts also highlight the importance of ownership structures and wider freehold opportunities in attracting long-term international investment.
