Dubai's real estate sector closed the first half of 2026 with AED 286.43 billion in property sales — making it the second-highest first-half performance in the emirate's history, surpassed only by H1 2025's record of AED 326.6 billion. Total real estate transaction value, including mortgages and other procedures, exceeded AED 419.94 billion ($114.3 billion).

Q1 2026 set the stronger pace, recording AED 252 billion across 60,303 transactions — a 31% year-on-year surge in value and a 6% rise in volume. Q2 2026 delivered AED 169.04 billion across 51,170 transactions, with June alone posting AED 32.66 billion, a 31.3% volume jump over May.

Analysis: While H1 2026 trails H1 2025's record peak, the market is demonstrating structural depth. The shift toward larger-value transactions, the rise in first-time international buyers, and sustained off-plan demand signal a maturing market — not a slowing one.
