Sharjah’s real estate market continued its strong growth during the first half of 2026, with total property trading reaching AED 29.5 billion. The performance highlights growing investor confidence in the emirate, despite a seasonal slowdown in activity during the second quarter.
Property sales more than doubled during H1 2026 compared with the same period last year, reflecting strong demand across Sharjah’s residential and investment property segments. The market’s performance also demonstrates the emirate’s increasing appeal among both local and international investors.
Domestic investors played a particularly important role in the market. Emirati investors accounted for more than half of Sharjah’s total real estate trading value during the first six months of the year, contributing AED 14.9 billion. This represents 50.6 per cent of the emirate’s total trading value.
The market is also seeing broader participation from women and younger investors. Women accounted for a significant share of traded properties and sales value, while buyers aged 35 and below continued to demonstrate growing interest in real estate investment. This indicates that property ownership and investment are becoming increasingly attractive to a wider range of buyers.
Sharjah’s expanding development pipeline, improving infrastructure and investor-friendly environment are supporting the emirate’s property sector. The combination of competitive property options and long-term urban development is helping Sharjah strengthen its position within the wider UAE real estate market.
Although the second quarter experienced a seasonal slowdown, the overall H1 performance remained positive. The strong sales growth suggests that underlying demand remains resilient and that investors continue to see opportunities across Sharjah’s property market.
With continued development activity and increasing participation from domestic and international buyers, Sharjah is emerging as an increasingly important destination for real estate investment in the UAE. The H1 2026 results provide a strong foundation for the market as it moves into the second half of the year.
