UAE Rental Market Update: Abu Dhabi and Sharjah Rents Decline While Ajman Sees Record Growth

The UAE rental market is witnessing a shift in momentum, with Abu Dhabi and Sharjah experiencing rental price corrections while Ajman continues to record remarkable growth. According to the latest Property Finder market data, increased housing supply and changing tenant preferences have eased rental rates in several key communities, giving renters more options across the country.

In Abu Dhabi, premium residential areas such as Al Reem Island and Yas Island recorded some of the largest rental declines during the second quarter of the year. Additional residential handovers have increased housing availability, creating a more competitive market and encouraging landlords to offer attractive rental terms. Affordable districts have remained relatively stable, reflecting continued demand from long-term residents seeking value for money.

Sharjah also presented a mixed rental landscape. Waterfront communities experienced noticeable rent reductions, while established residential neighbourhoods with strong connectivity maintained steady demand. Market experts suggest that renters are becoming increasingly selective, focusing on affordability, accessibility, and overall lifestyle rather than premium locations alone.

Ajman, however, emerged as the standout performer in the UAE rental market. The emirate recorded significant rental increases across several communities as more tenants searched for affordable alternatives to Dubai and Abu Dhabi. Strong demand for budget-friendly housing, particularly smaller apartments, pushed rental values sharply higher in some areas, highlighting Ajman’s growing appeal among professionals and families.

Industry analysts believe these trends reflect a maturing UAE real estate market where supply, affordability, and tenant preferences are reshaping rental performance across different emirates. While Abu Dhabi and Sharjah are benefiting from increased housing availability, Ajman continues to attract residents with its competitive pricing and expanding residential communities.
