Dubai’s rental market continues to show strong momentum in 2026, with the emirate on course to record its highest-ever annual number of registered rental contracts. According to recent market data, 214,445 rental contracts were registered during the first seven months of 2026, marking a 1.9% increase compared with the same period last year.
The latest performance highlights sustained demand for residential properties across Dubai. The emirate ended 2025 with a record 377,660 registered rental contracts, and the strong activity recorded so far this year suggests that 2026 could potentially surpass that level.
June was particularly strong for Dubai’s rental market, with 40,022 contracts registered during the month, the highest monthly total on record. New rental contracts reached 19,245, representing a 48.6% year-on-year increase, while renewed contracts rose 28.5% to 20,777.
The continued growth in both new leases and renewals reflects demand from new residents as well as existing tenants choosing to remain in Dubai. Population growth, employment opportunities, business expansion and the city’s international appeal are among the factors supporting the rental sector.
Market experts also view the rental activity as a sign of resilience in Dubai’s wider real estate market. Firas Al Msaddi, CEO of fäm Properties, said the overall level of rental activity points to continued market strength.
For landlords and property investors, the rising number of rental contracts indicates continued demand for well-located residential properties. For tenants, however, strong demand can also mean increased competition for desirable homes, particularly in popular communities.
With rental activity remaining elevated through the first seven months of 2026, Dubai’s property market is heading toward another potentially record-breaking year. If the current momentum continues, the total number of registered rental contracts could exceed last year’s record and further reinforce Dubai’s position as one of the region’s most active real estate markets.
