Dubai’s rental market is preparing for a major change with the introduction of a new Rent Now, Pay Later scheme, designed to make annual rent payments easier and more manageable for tenants. The initiative is being developed by the Dubai Land Department in partnership with a local bank and is expected to launch in September 2026.
Under the proposed system, tenants could spread their annual residential rent across monthly payments instead of paying the full amount upfront or relying on multiple post-dated cheques. The scheme is expected to allow eligible residents to repay their rent over up to 12 months without interest, helping households manage their monthly cash flow more effectively.
The concept works by having the participating bank pay the landlord the annual rent upfront, while the tenant repays the bank through monthly instalments. This could provide landlords with greater payment certainty while giving tenants more flexibility in managing their rental expenses.
The move comes as Dubai continues to modernise its property sector and shift towards more flexible and digital rental-payment solutions. Earlier initiatives, including rent-in-instalment services and digital payment platforms, have already started changing the traditional cheque-based rental system.
For tenants, the new model could reduce the financial pressure associated with large annual rent payments, particularly for residents who prefer predictable monthly expenses. For landlords, receiving rent upfront could provide improved cash-flow visibility and reduce concerns around delayed payments.
The Rent Now, Pay Later initiative could therefore represent another important step in the evolution of Dubai’s rental market, making residential leasing more flexible, convenient and aligned with modern payment practices. Final eligibility requirements, application procedures and repayment conditions are expected to be announced closer to the launch.
