The office segment emerged as one of the strongest performers, driven by rising demand for premium workspaces from multinational corporations, startups, and expanding local businesses. Business Bay remained the leading office investment destination, followed by key commercial hubs such as Jumeirah Lakes Towers (JLT) and Al Sufouh. Most transactions involved office spaces under 1,500 square feet, reflecting growing demand from SMEs and owner-occupiers.
Dubai’s retail commercial sector also recorded significant growth, with retail property sales value increasing by 178% compared to the previous year. Although quarterly transaction activity moderated due to geopolitical uncertainty, investors continued to target high-quality commercial assets, reinforcing confidence in Dubai’s diversified economy and strategic location as a global business hub.
Industry experts believe the recent slowdown is a short-term correction rather than a long-term market weakness.
