Dubai’s mortgage market is showing signs of becoming less sensitive to changes in US Federal Reserve policy, despite the UAE dirham remaining pegged to the US dollar. UAE banks are increasingly absorbing interest-rate movements within their own pricing margins instead of immediately passing every Fed decision on to mortgage borrowers.
The shift comes as mortgage rates in the UAE remain relatively stable compared with historical levels. Short-term fixed mortgage rates are currently around 3.5% to 4.2%, creating a more predictable financing environment for homebuyers.
The latest trends also show that the Federal Reserve’s decisions are no longer the main factor influencing Dubai’s property buyers. According to data from Cushman & Wakefield Core and Reidin, mortgage transactions accounted for 52% of transactions in the first half of 2026, down from 63% in the first half of 2022.
Several factors are now playing a bigger role in Dubai’s mortgage market. New residents moving to the UAE for employment opportunities, lifestyle benefits and its tax environment are contributing to housing demand. Existing residents are also purchasing new homes as their families grow or as they decide to settle in Dubai for the longer term.
Market pricing is another factor attracting buyers. Some purchasers are responding to more favourable prices in parts of Dubai, meaning property decisions are increasingly being driven by local market conditions rather than expectations about the next US interest-rate move.
For buyers waiting for a Federal Reserve rate cut before purchasing a property, the potential benefit may also be smaller than expected. Market forecasts do not guarantee significant rate reductions in the near term, and even a future US rate cut may have only a limited impact on UAE mortgage pricing.
Overall, Dubai’s mortgage market appears to be developing greater local resilience. While US monetary policy remains relevant because of the dirham-dollar peg, bank pricing strategies, resident demand, property prices and changing buyer behaviour are becoming increasingly important factors in determining mortgage activity across the Dubai real estate market.
