UAE Banks Make Off-Plan Property Financing Easier for Homebuyers

Buying an off-plan property in the UAE is becoming more accessible as banks introduce financing solutions that allow buyers to secure funding during the construction phase rather than waiting until the property is handed over. The latest initiatives from Dubai Islamic Bank and Abu Dhabi Commercial Bank are designed to give homebuyers greater flexibility and financial visibility throughout the purchasing process.

Dubai Islamic Bank has introduced a Shariah-compliant off-plan home finance product for eligible UAE nationals, residents and non-residents. The facility allows financing of up to half of a property’s value, with funds released progressively to developers according to construction milestones. During construction, buyers pay the profit component, while the full monthly instalment begins when the property is handed over or within the specified financing period, whichever comes first.

Meanwhile, Abu Dhabi Commercial Bank has partnered with Ellington Properties to provide pre-approved financing for eligible buyers purchasing off-plan and ready properties. For qualifying off-plan purchases, buyers can secure financing of up to half of the property’s value. The pre-approval can remain valid and be renewed until handover, helping buyers plan for payments as construction progresses.

The new financing options address one of the major challenges associated with off-plan property purchases: managing developer payment milestones before completion. By providing financing earlier in the buying journey, banks can help buyers better understand their available funding and manage their cash flow while a project is under construction.

The development is particularly significant for Dubai’s property market, where off-plan transactions continue to represent a major share of residential activity. Flexible developer payment plans and growing demand from investors and end-users have helped keep off-plan properties popular across the emirate.

For buyers, these financing solutions can offer greater certainty when planning a property purchase. Instead of relying entirely on personal funds until handover, eligible customers may be able to use bank financing to support milestone payments, subject to the lender’s eligibility requirements and property criteria.

The expansion of off-plan financing also highlights the growing connection between UAE banks and the real estate sector. As developers continue launching residential projects and buyers seek more flexible ways to purchase homes, banking products tailored to the construction stage could become an increasingly important part of the UAE property market.

Overall, easier access to off-plan financing is giving UAE homebuyers more options and greater financial planning flexibility. As banks continue developing partnerships with property developers, buyers may have more opportunities to secure financing earlier and navigate the path from property booking to handover with greater confidence.
