Dubai’s property market is witnessing a notable shift in buyer behaviour as more homebuyers look beyond mid-market communities and consider larger homes in premium locations. According to a recent Khaleej Times report, buyers who previously focused on areas such as Arjan and Jumeirah Village Circle are increasingly exploring established communities including Dubai Hills Estate, Dubai Creek Harbour, Palm Jumeirah and Dubai Marina.
The changing trend is closely linked to improved affordability between different segments of Dubai’s residential market. As price differences between mid-market and higher-end communities narrow, buyers are finding opportunities to upgrade their lifestyle without making the same level of financial jump that was previously required.
For many residents and investors, the priority is no longer simply finding an affordable apartment. Buyers are increasingly looking for larger layouts, better amenities, stronger community infrastructure and locations that offer long-term lifestyle value. This has encouraged some buyers to move from smaller apartments into two- and three-bedroom homes or consider villas and premium residences.
Dubai Hills Estate, Dubai Creek Harbour, Palm Jumeirah and Dubai Marina are benefiting from this growing interest because of their established infrastructure, connectivity, waterfront or lifestyle appeal and premium residential offerings. Meanwhile, traditionally more affordable areas continue to attract buyers who prioritise value and rental potential.
The shift also reflects the growing importance of end-user demand in Dubai’s property market. Rather than purchasing purely for short-term gains, many buyers are assessing properties based on quality of life, space, amenities and long-term usability.
This trend could create stronger demand for larger residential units and premium communities if affordability continues to improve. Developers and sellers may also need to respond by offering homes that combine better space, amenities and location with competitive pricing.
