Dubai Ultra-Prime Home Sales Reach $6 Billion Despite Regional Tensions

Dubai’s ultra-prime residential property market has continued to show strong resilience despite regional uncertainty, with sales of homes valued above $10 million reaching approximately $6 billion in the first half of 2026. According to research from Engel & Völkers, Dubai recorded 320 ultra-prime residential transactions during the period, representing a 23% increase compared with the same period last year.

The performance highlights Dubai’s growing appeal among high-net-worth individuals and international investors. Although geopolitical tensions caused some buyers to delay their decisions, demand for premium properties remained strong. The ultra-prime segment alone represented 9.7% of Dubai’s total residential sales value during the first half of the year.

Dubai’s broader residential market also remained active, recording 80,509 transactions worth Dh226.5 billion. While activity became more cautious following increased regional uncertainty, market sentiment improved toward June, helping transaction activity regain momentum.

Luxury buyers continued to focus on waterfront homes, privacy, premium amenities and lifestyle-oriented communities. Areas such as Jumeirah, Jumeirah Asora Bay and the Dubai Water Canal attracted major transactions, while newer luxury communities also gained attention from wealthy investors looking for alternative opportunities.

Dubai’s commercial property market delivered another strong performance. Commercial sales reached Dh62.2 billion across 6,470 transactions during the first half of 2026, marking the highest first-half level on record. Office transactions increased by 35.3%, while retail deals rose by 50.2% year-on-year.

Off-plan commercial investment was another major growth area. The value of off-plan commercial sales increased significantly, rising from Dh3 billion in the first half of 2025 to Dh17 billion during the same period in 2026. Investors showed growing interest in Grade A offices, retail developments and mixed-use business districts.

The continued strength of Dubai’s ultra-prime and commercial property markets demonstrates the depth and maturity of the emirate’s real estate sector. Population growth, international capital inflows, infrastructure development and economic diversification continue to support long-term demand.

Despite ongoing geopolitical risks, Dubai’s luxury property market remains an important destination for global wealth. The strong first-half performance suggests that demand for exceptional homes and strategically located commercial assets continues to underpin the emirate’s real estate market.
