Abu Dhabi’s real estate market continued its impressive growth in the second quarter of 2026, with residential property values increasing by 17.8% year-on-year. The latest market data highlights strong demand from both local and international buyers, while apartment prices recorded an exceptional 24.1% annual increase, making them the fastest-growing residential segment in the emirate.
The steady rise in property values reflects Abu Dhabi’s growing appeal as a long-term investment destination. Although the pace of quarterly growth has become more balanced compared to previous periods, market fundamentals remain strong due to increasing demand, attractive pricing compared to Dubai, and ongoing infrastructure development. Apartments have outperformed villas in terms of annual appreciation, while established communities such as Al Reef, Al Reem Island, Saadiyat Island, and Al Muneera continue to attract buyers seeking quality homes and strong returns.
Off-plan properties remain the primary driver of market activity, accounting for the majority of residential transactions during the quarter. Buyers continue to favor newly launched developments that offer flexible payment plans, premium amenities, and modern living environments. Despite a slight slowdown in transaction volumes compared to the previous quarter, the overall value of off-plan sales has increased significantly, highlighting continued investor confidence in Abu Dhabi’s property sector.
The rental market has also remained resilient, with residential rents recording moderate annual growth. Demand for quality housing has supported stable occupancy levels across the capital, while the commercial real estate sector has performed even more strongly. Office rents have surged as businesses compete for limited Grade A office space, reinforcing Abu Dhabi’s position as a leading business hub in the UAE.
Looking ahead, Abu Dhabi’s property market is expected to maintain positive momentum as government initiatives, large-scale developments, and sustained investor demand continue to strengthen the emirate’s real estate landscape.
