Dubai Property Handovers Reach Multi-Year High as New Project Launches Slow Down

Dubai’s real estate market entered a new phase of growth in the second quarter of 2026, with residential property handovers reaching their highest level in recent years. At the same time, developers significantly reduced the number of new project launches, signaling a more balanced approach to future supply. According to a recent Savills report, this shift reflects a maturing market focused on long-term sustainability rather than rapid expansion.

More than 27,000 residential units, including apartments, villas, and townhouses, were completed during the quarter, giving buyers and investors a wider selection of ready-to-move-in properties. This increase is especially beneficial for families and end-users looking for completed homes instead of waiting for off-plan developments.

While handovers reached record levels, developers introduced far fewer new residential projects than in the previous quarter. Industry experts believe this strategy will help distribute future housing supply more evenly, reducing pressure on the market and supporting stable property values over time. Rather than flooding the market with new inventory, developers are focusing on phased project releases and longer delivery schedules.

Residential transaction activity remained healthy, although buyers have become more selective due to increased housing options. Off-plan properties continue to attract strong demand, but ready properties are gaining popularity as more completed units become available. The report also highlighted a rise in mortgage refinancing, showing that many homeowners remain confident in Dubai’s long-term property market and prefer to hold their investments instead of selling.

Overall, Dubai’s property market is transitioning from a period of rapid growth to a more balanced and sustainable stage. Strong investor confidence, increasing housing choices, and strategic project planning are expected to support the market’s long-term stability, making Dubai one of the region’s most attractive destinations for property investment.
