New data shows the emirate continuing its upward trajectory, driven by strong investor confidence, population growth and sustained demand across both end-users and global buyers.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">A Historic January for Dubai Real Estate<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The Dubai Land Department reported total transactions worth <strong>AED 107.96 billion<\/strong>, nearly double the <strong>AED 57.89 billion<\/strong> recorded in January last year. This marks an <strong>86.5 percent increase in value<\/strong>, along with a <strong>17 percent rise in transaction volume<\/strong>, reaching <strong>21,884 deals<\/strong> across the month.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Sales Surge to Highest Monthly Value Ever<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Property sales accounted for the largest share of activity, reaching <strong>AED 70.05 billion<\/strong>, the highest monthly sales value ever registered in Dubai. A total of <strong>16,858 sales transactions<\/strong> were completed, reflecting continued demand for both ready and off-plan properties.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mortgage activity also remained strong, recording <strong>AED 32.04 billion<\/strong> across more than 4,000 transactions. Property gifts and inheritance transfers added <strong>AED 5.87 billion<\/strong> to the total.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Top-Performing Areas in January<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Several master communities stood out for high transaction values:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Al Rowaiyah 1<\/strong> \u2013 AED 6.31 billion<\/li>\n\n\n\n<li><strong>Meydan 2 (Me\u2019aisem 2)<\/strong> \u2013 AED 6.04 billion<\/li>\n\n\n\n<li><strong>Al Yalayis 1<\/strong> \u2013 AED 4.6 billion<\/li>\n\n\n\n<li><strong>Business Bay<\/strong> \u2013 AED 3.51 billion<\/li>\n\n\n\n<li><strong>Sheikh Mohammed bin Rashid Gardens<\/strong> \u2013 AED 3.26 billion<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Other locations such as <strong>Umm Suqeim First, Palm Jebel Ali, Dubai Investment Park 2<\/strong>, and <strong>Palm Deira<\/strong> also recorded significant sales exceeding AED 1.7 billion.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Dubai\u2019s Appeal Continues to Strengthen<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Market specialists point to Dubai\u2019s lifestyle, stability and long-term government vision as key drivers behind this sustained performance. The city is increasingly being viewed not just as a destination for short stays, but as a preferred location for long-term residence, investment and business growth.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Large-scale developments across the emirate, along with limited land availability in prime zones, are contributing to steady price growth\u2014especially in premium and family-focused communities. With 2025 real estate activity reportedly approaching <strong>AED 917 billion<\/strong>, analysts suggest Dubai is on track to cross the <strong>AED 1 trillion annual transaction mark<\/strong> sooner than expected.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Outlook for 2026<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">All indicators point to continued momentum.
